What should happen before you take over your new custom home?

Leave with a clear record of the home, its remaining work and how to operate and care for it.

Before taking over your new home, you should understand its condition, the remaining work, how the important systems operate and how to request service. A final walkthrough is part of that handoff, but it should not be the only record of it.

The exact completion, payment, possession and warranty procedures come from your signed agreement and applicable project requirements. Review them with your builder before the handoff date so everyone is working from the same expectations.

Document the walkthrough

Walk through the home with a written list. Record each open item clearly, including its location and the agreed next step. Distinguish unfinished work from a new request or a question about how something operates.

Ask who maintains the list, how progress will be communicated and how completion will be confirmed. A collection of informal texts is harder to follow than one agreed record.

Learn the systems before you need them

Request an orientation to the equipment and controls relevant to your home. Know where important shutoffs are and whom to contact when a problem occurs. Have the appropriate installer explain specialized systems and provide operating instructions.

Do not rely on remembering everything from one conversation. Keep manuals and the relevant contacts together, and ask questions while the team can demonstrate the answer.

Collect the ownership information

Organize the selections and equipment information you will need later: manufacturer details, model information, care instructions, warranties and available project records. Clarify any registrations or service arrangements that are your responsibility.

For connected devices, confirm that the homeowner controls the intended accounts and that setup is complete. Keep credentials out of shared project documents.

Understand the warranty route

Ask how to report an issue, what information to include and how urgent situations are handled. Separate builder obligations from manufacturer warranties and homeowner maintenance responsibilities. Do not assume all components have the same coverage or time period.

The handoff should leave you with a usable home and a usable set of instructions. Raising these questions before completion gives the team time to resolve missing information and helps you begin ownership with clear expectations. See the broader construction process.
